Evidentally, the man in charge of homeowner services in south jersey has absolutely no clue -- runs an awful department. good employees -- but the guy Alvin is a total idiot - wonder where they found this guy ... everyone in our development thinks he is useless --- yes's everyone to death - lies out of his rear --- runs a misrable department that is so critical to customer satisfaction.

I don't have horror story but am in the process of purchasing a KHov home built in the Windshire Estates community in Upper Marlboro, MD. After reading the complaints on your website I had initially became reluctant to completing the purchasing process. But one thing I noticed was that a lot of the complaints were coming from the California and New Jersey area, I only saw one from Virginia and nothing for Maryland. However, I would like to know if you know of any complaints that have been submitted for the state of Maryland or can you guide me to where I can find this information. I wish I had done this research before I put down a $10k deposit but I know of someone, who by the way is my real estate agent, who has lived in Winshire Estates for a year now. His house is beautiful and he loves it. He didn't have any problems with it when he moved in but I would still like to do my research and find out as much as I can about this companies builders.

Did Khov fix all of your problems/issues? Are you satisfied with the fixes?: No, Khov did not fix all of the Problems/Issues. Eventually we gave up on them. Every time we asked for a fix, the individuals who fixed one problem created another one. We finally told them to leave us alone and we fixed the remaining problems ourselves.
Other problems: We DID visit the home site every day, and provided feedback to the onsite coordinator on problems that needed to be fixed (windows in the wrong place, wall missing, ceiling not vaulted etc). They were NOT appreciative of the fact that we were having them fix these problems EARLY instead of at closing - instead they sent us a letter ordering us to stay away from the homesite. There were some problems that were not fixed prior to close, and when I took a day off work to allow the workmen in to fix the problems, noone showed up! It took approx 2 months after close to get our paint touch up kit and they gave us the wrong paint! If we had NOT stayed on top of the construction every step of the way, our house would have been REALLY messed up.

Are you satisfied with the fixes?: KHOV refuses to fix a poorly installed HVAC system.And the over all quality of the house is poor.Their is no house wrap(tyvec type) on the homes in this development and the the homes are all excelssivly cold in the winter and the Air Conditioning runs almost none stop in the summer because the homes are poorly insulated.Many homeowners were mislead by the sales staff and poured their entire savings into buying what should have been their dream home but instead is their nightmare.I HOPE KHOV GOES BANKRUPT,STINKING BASTARDS !!

Other problems: Standing ground water that does not drain. Some homes in the area are fine, others are swamps. Touch-up crew caused more issues than fixed. Our stove was stolen by "someone with a contractor key" 1 day before closing. We asked 5 times (2xs in writting) for NO towel bars/tp holders to be installed, but they cut holes anyway. Since repaired. Master bath - both sinks side by side, not far enough away from each other - concrete wall had to be destroyed to re-plumb....

Maybe if he bought a $1.2M home and had all the problems that people are having with there homes he would feel the same way. K.Hov says they build excellet homes and take pride in the quality of there homes bull, all they care about is that the people settle they get there money and the contractor's get there bonus. When you move into a new home it should be almost perfect. Everything should work and you shouldn't have to worry about leaks, holes in walls or sump pumps not working. You have know right to call anyone who buys a home any home cryabies or whiners. The builder (you would think would like to make the customer happy but, all they want is your money. AND YOU GET PAID TO DO A JOB SO SHUT UP QUIT YOUR CRYING AND WHINNING AND DO THE JOB YOU WERE HIRED TO DO. IF YOU HAD DONE IT RIGHT IN THE FIRST PLACE THE HO'S WOULD NOT BE COMPLAINING.

"I worked for one of the mason co that does most of k hovs work in nj I have seen many discracful building habits all in the name of getting that ever important closing date. Other problems: I see a company hungry for money and not much intrest in their quality. at one devlopment I saw house with no or improper flashing. The problem is not the ones that people see leaking it will be the ones that are not seen that will turn into mold problems and health issues for unsuspecting homeowners. Khovs understaffed and under paid repair dept has a bad habit of putting band-aids on bullet wounds. Yet all is good for the people who are resposible for creating these problems. For what people pay for these homes they can get more bang for there buck with a good old fashion homebuilder. It seems to me that companys such as khov have taken all the pride and integity out of the trades in exchange for the almighty dollar."

Are you satisfied with the fixes?: "Yes & No. They bought crews back in to try and repair all of the mistakes and poor work, however it would have been better to tear the house down and rebuild. The ROC guidelines for homes built in Arizona are way to liberal which allows the sub-contractors to actually build a bad house and get away with it. Other problems: Its hard to blame them 100%, but then again not. The sub-contractors that they hired are the ones who screwed things up, plus poor designs by the Architects who stretched the building codes to the max to save on materials. Houses are built too fast with not enough inspections or oversight and too many shortcuts on engineering standards to build a sturdy home that will last the 30 years you have to pay for the mortgage."

Did Khov fix all of your problems/issues? Are you satisfied with the fixes?: "The builder initally fixed minor problems. He was all sweetness and honey, but then he didn't follow through on things. We are very dissatisfied with this Khove builder. This is our second home by Khov. We had no problems with the first one until it came to the warranty department who refused to fix a major structural issue. We are still fighting that battle. The design center was so disorganized. We were rushed out before we had a chance to review each and every item verbally with the design center manager. We spent a long time with her and she was rushed to get home. None of us discovered errors and then were made to pay for them in the form of change orders. Can you believe she "forgot" to order counter tops and tile backsplash for the butler's pantry? That cost us another one thousand dollars. In additon we were charged two hundred fifty dollars to "find out if we could build a larger deck and brick under the fireplace box, as an administration fee". Other problems: We have been dissatisfied with the home building process and the building superintendent since we began. The house was rushed to finish, things were done incorrectly and had to be redone. The builder initally fixed problems we had quickly but when we gave him a list he told us to turn it in on the waranty ticket. If he followed through on what he said he would do we would not have felt compelled to give him a list. It gets tiresome calling him every day with a problem. So far we have had door handles falling off, grarage door screws missing and loose, debris and paint left on the roof, blocking the down spout in some cases, shower light falling down, and most recently a ceiling in one of the secondary bedrooms is coming apart.:

Other problems: "I live next door to a KHov home that is currently under construction. I have had so many problems with the construction workers coming on to my property using and using my outdoor utilities. I have taken pictures of at least 2 incidents and complained to the construction trailer on 3 occassions. I came home yesterday and found a huge hole dug out of my front yard for the electric cable to be connected to the TXU box which has bolts holding the lid down. Now, the grass that was removed from my yard will die and I'm sure that nothing will be done to fix the issue. It is pretty bad that the construction workers will run an extension cord across the street to the outlet next to my air unit, which is on the side of the house, to use our electricity. The workers used our water to was their hands after putting down the sidewalk. My grass almost died from that issue. None the less, contacting a corporate office about the issue is almost impossible in Texas. The # rings to a central answering service of which you need an extension to speak to someone. What kind of builder doesn't strive for good customer service. As far as the issues that I have read about other homes, I have walked thru several that are in the construction process and I understand why they are leaking. Poor craftsmanship. A house across the street had a huge water leak and they had to strip the carpert and baseboards and start over."

I have food all over my kitchen because of a septic leak thru my pantry. because the idots drilled holes in the pipe when they were putting up the shelfs. there was mold. they came to treat that they had to take up my hardwood floor because there was water under it on the plyboard and now there is mold on the plyboard. this is also in my mudroom closet which is backuped against the pantry the floor in there now has been ripped up and you guessed more mold. this has been going on for 4 weeks. now since it involves my closet in the mudroom all my coats had to come out they are all over the faimly room because the other closets in the house are marked for them to fix. I am thinking about calling a TV station and put this on the news.

Other problems: "My home was built by Washington Homes (large production builder in Maryland) that was recently purchased by Khov several years ago. So one crappy builder buys another one which would explain why everybodies having problems with Khov. Washington Homes did exactly what Khov has done to alot of Khov home purchasers. About 25-30 homeowners in our development even went so far as to interview as a group with a local newspaper only to have Khov (then Washington Homes) persuade the newspaper not to run our article and as a "slap in the face", run a full page article on Sunday advertising their crappy-azz homes."

This is an email I received from an ex-K Hovnanian employee:

"They not only suck but they treat their employees terrible!! I worked for Cambridge Homes for 6 years and then the take over happened. What a nightmare!! They came in and told us they are out to be the biggest home builder not the best. I knew we were in trouble. The company cares nothing about their customers or their employees they are out for a buck and that is it. I went to work for another home builder and for the last few months am watching them go from a great home buider to a terrible home builder. Think twice before anyone buys. This company is no good!!"
